Écoparc Saint-Bruno is a campus of industrial buildings designed to host logistics, manufacturing and distribution operations. ALCOVI provides comprehensive operations services, from property management to technical operations and performance management.

Our role includes:

• planning and execution of the preventive maintenance program;
• management of mechanical, electrical and HVAC systems specific to industrial settings;
• monitoring of regulatory inspections and compliance requirements relating to occupant operations;
• co-ordination of major works and specialized processes (heavy loading, handling, areas under specific mechanical control);
• energy use monitoring and use-cycle-based systems optimization;
• management of workflows and specific needs of tenant companies.

Operations on the site require detailed understanding of industrial loads, technical circuits and business continuity requirements. By maintaining a constant presence on site and co-ordinating closely with suppliers, ALCOVI ensures the stability and reliability of an asset where even minor downtime can adversely impact tenant operations.

CSSS Vaudreuil is a 104,000-square-foot institutional facility comprising clinical, administrative, and healthcare support spaces. Designed to meet the demands of an environment where operational continuity is essential, the property accommodates healthcare professionals, patients, and visitors each day in modern, functional facilities.

With its specialized infrastructure and strategic role within the community, CSSS Vaudreuil is an institutional asset where operational excellence, infrastructure reliability, and service quality are fundamental to the occupant experience.

Espace Montmorency is one of the most complex mixed-use ensembles in Québec, with more than 10 use environments sharing a single site. ALCOVI handles all aspects of the complex’s operation, an assignment that requires tight co-ordination of occupant needs, technical systems, operational workflows and multi-partner actions.

Our mandate encompasses:

• management of mechanical, electrical and energy infrastructure at this high-density site;
• supervision of common areas and public spaces including access, security and traffic flow management;
• monitoring of specialized maintenance programs in a mixed-use context (energy loop, interconnected systems, shared equipment);
• co-ordination with the various operators: hotel, stores, office and residential blocks, and event spaces;
• management of technical emergencies and critical responses in an environment where any outage affects multiple stakeholders;
• planning and execution of improvement, upgrading and energy optimization projects;
• complete regulatory compliance including inspections, safety protocols and risk management.

Espace Montmorency requires continuous on-the-ground presence and the capacity to rapidly resolve cross-cutting issues; by ensuring the stability of systems, harmonization of uses and the day-to-day performance of the complex, ALCOVI supports the growth of a strategic asset in the heart of Laval’s downtown.
