Property accountant
Reporting to the Director – Real Estate Accountant, the person in this position oversees the accounting management of properties to ensure reliable financial information and support the financial objectives of Alcovi Capital’s assets. Working closely with the Real Estate Management team, the real estate accountant actively participates in day-to-day accounting operations and annual financial cycles.

Responsibilities
• Work with the Property Management team to issue ad hoc invoices for work performed for tenants.
• Assist the Property Manager in preparing and tracking account statements for tenants.
• Ensure accurate recording of journal entries for all properties.
• Calculate and record monthly adjustments to recoverable expenses, ensuring their accuracy.
• Reconcile balance sheet items by property to ensure the integrity and reliability of financial data.
• Prepare monthly financial statements for each property and present the results in a clear and structured manner.
• Review collection ratios by property and provide insights to help optimize profitability.
• Actively participate in the development and review of annual operating budgets in collaboration with the management team.
• Prepare annual rent increases in line with established budgets and indices.
• Prepare year-end adjustments related to common expenses to be billed to tenants.
• Support the team in any other related tasks pertaining to the organization’s financial and accounting operations.
What we are looking for
• Bachelor’s degree in accounting, finance, or a related field
• CPA designation (a plus)
• 3 to 5 years of accounting experience, ideally in the real estate industry
• Proficiency in Excel and real estate management software (e.g., Yardi)
